OVERVIEW

Avalon Mall is a two-level enclosed regional shopping centre located in St. John's, Newfoundland and Labrador. It is the largest enclosed shopping mall in Newfoundland and Labrador at approximately 564,000 square feet of GLA, and is owned and managed

by Crombie REIT.

 

In 2017 Crombie Real Estate Investment Trust (“Crombie”) kicked off a three year capital investment program to enhance Avalon Mall's position as the dominant enclosed mall in Newfoundland and Labrador. Upgrades will enable Avalon Mall to continue to improve tenant mix and increase sales per square foot. Phase one the $54.5million project began in April 2017 with construction of a four-level, 875 space parking structure. The project included a redesign and realignment of Kenmount Road vehicular access, and the redesign and phased renovation of the centre's interior common areas.  All interior common areas have been transformed with contemporary porcelain tile and acoustic ceiling tiles. Lighting has been updated to LED linear and recessed downlight fixtures.

 

Phase 2 of the project is now underway, includes entrances and exterior façade improvements. A continuation of the interior upgrades on the main level and the renovation of the food court, which will receive the same lighting, ceiling, and tile treatments as centre court, corridors, and atriums.  The addition of new washroom facilities near the bottom of the food court escalators will be competed by March 2019.

 

The area formerly occupied by Sears will be re-demised and approximately 60,000 square feet has been removed from the end of the building to create more parking. The area in front of the current CIBC space will now be extended to create an additional 80,000 square feet and subdivided to create big box, midsize and smaller units in a race-track design.  Two new pad sites will be developed near the new entrance to Kenmount road.  New storefront design criteria will be implemented during the project that will align with the centre’s modern and simplified new look.

 

During Phase 3 Crombie is also planning for the redevelopment of an abutting property on Kenmount Road that was purchased in 2012. This redevelopment will improve two aging buildings with new retail space with modern design, provide additional parking, and integrate the redeveloped property with Avalon Mall by significantly improving vehicular and pedestrian connectivity between the two properties.
